The practical effects of the original still hold up today so there's no need to see those critters again. They already made fun of their own concept with the second one anyway.
The only reason worth making a new one would be to do an R-rated reboot based off of Chris Columbus' original draft that had the gremlins eating the townspeople.

I don't feel that there's any need to make a third one (aside from box office money of course), and I agree that if this actually happens, the gremlins NEED to be real, physical puppets and not an amateur CGI cringe-fest. I'll be surprised if it actually happens anyway.

If they did do a full reboot (since a direct sequel would just make no sense at this point) then they should tweak their life-cycle to be more sunlight based. Instead of the nonsensical "after midnight" eating thing they should change it to "when the sun is down." Then there would always have a very specific time frame with which a Mogwai will turn into a Gremlin; an exact minute in the evening to an exact minute at dawn. Then that would give some symmetry to two of their main characteristics and avoid all the goofy timezone jokes and confusion about exactly when in the morning they're allowed to eat again. If they eat when the sun is down they change, if they go outside when the sun is up they die. So Mogwai would be under constant 24 hour risk of transforming or dying depending on where the sun is at any given moment.

A sequel would absolutely make sense. That's why Spielberg and Columbus want a sequel. Not sure why you think the story wouldn't continue with Gizmo & Billy.
Revivals need their protagonists. The Force Awakens without Hamill, Ford and Fisher would have been nowhere near as successful.

I still think the original is a pretty brilliant black comedy/monster movie. Then the follow-up was an inspired roasting of their own concept. But I think they've painted themselves into a corner with regard to continuing that particular "story." Going forward will just make things sillier and sillier.
Best would be to just let the two existing films stand without making any more or barring that remake the original (and some of the best monster movies of years' past have been remakes) but with even more horror and less comedy. If the incomparable Fay Wray can be replaced by not one but two different actresses then so can Zach Galligan. He isn't some sacred cow to the concept of vicious creatures causing mayhem in a quiet little town and isn't even in the same universe as Ford or Hamill reprising their classic roles.
