Which Superman movie do you prefer Man of Steel or Superman Returns ?

Just to throw this out there, can I get a movie with Lex Luthor as the villain in which real estate isn't the driving force behind his nefarious plan?

Negative. The new movie has legal undertones in the title because it will ultimately involve Luthor's legal battle over real estate rights.

BUT if you replace Superman with someone else, Even a new superhero or something, the movie is good. If you put the action scenes of MOS into another movie that had nothing to do with Superman people would have loved those scenes.

the thing about MOS is that it might not be a good superman movie but it is a Good action movie. Returns is nothing but a superman movie and it is not a great superman movie.

I agree with these points. If it wasn't Superman, I don't think I would have been a huge fan of the film, but I think I would be more open to it, and could appreciate it more for the things it does well (like the action of course, and what I thought was a great performance by Russell Crowe). But as it is the fact that they did make this movie about Superman makes me dislike it pretty strongly. Just the totally wrong vibe for the character IMO.

Brandon looked good especially as Clark, but I think trying to continue Reeve's legacy was another problem Returns suffered from.

It definitely was a problem, especially if it was supposed to be the first in a series of films, but as an ending to the Donner films is really works in my opinion.

MOS might have pissed all the Superman fans and the destruction at the end might have pissed comic fans.

Returns doesn't have that. It doesn't have good action scenes. Doesn't have a great villain for Superman to fight against.

I've seen some people say if they could combine both movies, you'd get the perfect Superman movie, and I agree completely.

Man of Steel for me. I never liked the idea of having another actor trying to emulate Christopher Reeve. Which is actually why I probably enjoyed Man of Steel, a restart of a familiar character but acting his own way, not based on the legend before him.

I think MOS had much better acting and action in general. Lane/Costner/Crowe/whoever played Zod were all really good. I honestly never cared to even watch SR more than once.
