This would be a fine enough theory, the problem is that these films have no exposition in them so all of this important character and world building stuff just didn't exist. We don't even know the basics of the first order and resistance.I took Rey's abilities as a balancing "echo" of Light Side powers that manifested in her as a result of Kylo's accelerated rise in the Dark Arts. Normally such abilities would project through the most receptive trained candidate but since Luke stopped spreading his knowledge and went "off the Force grid" nature had to "find a way" as Ian Malcolm would say and went with Rey. As for why it picked her that's where I think her own demeanor and temperament probably played a huge part which allows her to earn her rise even in the absence of training.
Also SOMEONE had to be the first Jedi however many thousands of years ago and that person would have had no mentor so I can easily assume that something similar is happening with Rey. Snoke's explanation to Kylo is good enough for me.
Plus while you are right that there had to be a first Jedi, that first Jedi had to have studied and meditated over decades to gain that power. Rey just has them one day.
