So my landlady is getting a divorce is being forced to sell the place we are living in now. This I thought was not such a big deal but it turns out the process makes me ill. I am a complete privacy nut. I don't really like people over, especially strangers. Now this realtor wants a copy of my house key meaning he can come in whenever he chooses to show people the house. This poses many problems. 1) it's an invasion of my privacy and 2) I have a dog that will chew the living crap out of anyone that enters that door that he doesn't know.

Now, I am a reasonable person but this just makes me upset. It's like renters are just swept underneath the rug just for some business. I have been a perfect tenant and now I don't even get the decency of a few weeks to sort out a new place to live without other people invading my privacy? This stuff takes time! The realtor said we would get a courtesy call before he came, which basically means "We will call you but we don't care, we're comin in anyway". :emperor

F9c k this situation. I can't buy a house because the market is so freakin crazy even though it's in a recession- it's just something I can't afford to do.

that does suck.
Im hold my privacy high as well.

Im pretty sure the law says they have to give you a certain amount of warning time.
although Im not sure what it is. I know its illegal to just waltz in unannounced. It violates your privacy rights as a tenant

I am not sure but I think he has to call you and tell you ahead of time that he is coming over.

Damn, that blows man, I hope you find some new digs soon.

Aren't they supposed to give renters like a month to find a new place?

Yeah but does he actually have to get my approval to show the property inside. I am under the impression that a courtesy call is just that, a courtesy.

I feel like I should be able to have a month free from all of this to find a place to relocate in peace. I wish I knew the law in this situation. My landlady is super nice but I just feel so disrespected right now. :emperor

When a renter is tells us they are moving out we usually will give them a call a couple of days ahead of time to let them know we are showing potential renters the house.

Do you have a lease with her or was it a month to month type thing? If there is a lease you can force them to buy you out. It goes both ways if you brake a lease they come after you so if they break the lease you can come after them.

I don't know if it's like California law where you are but I know here that the owner or anyone else the owner allows access can't enter the rental without 24 hour notice unless its determined to be an emergency. Showing the place is not an emergency.

rory, do not give a key to the house. INSIST that the only time you will allow access to the house is by appointment with you home. when you rent a house, it's YOUR house for all intents and purposes.

i had a landlord steal some personal stuff one time and since then, have not given permission to anyone to enter my residence alone. if they disrespect you and enter anyway, file a police report and claim an item is missing. they will NEVER do that again, for sure.

Oh, I am glad the call gives at least 24 hour notice. That's a little better but still, I am barely home and my dog will chew a hole in someone if he is in a position where he feels threatened. I am also not that type of person who will lock up my dog in the garage or a kennel when I am away- I think that's cruel.

I am going to force this position on her. I just don't feel comfortable letting people in when I am away. Not only for my property but for my pet's sake as well.

That really stinks that you have gotten your stuff stolen before. A renter shouldn't have to go through that.

The owner can easily and legally give the realtor a key. As for is your house for intents an purposes you are completely wrong. The owner owns the house and has every right to have access to the place as long as legal notice is given. You can't deny access to the place since its not your place.

Its sucks that you had someone steal something and reporting it all you can do.

I know the guy next door got evicted from the apt next door for changing the locks to the apt so that the owner couldn't get in. He also believed that the owner had no right to enter "his apt" but he was wrong. To top it off when the cops came to serve the eviction notice they found all of his pot plants and left in handcuffs.

At least I am not doing anything illegal- I just don't like people up in my space. It's offensive. It's sort of like being treated like a child living in a parents house. I know that the place is not mine but for the amount of rent that goes out every month, I do believe renters should be given a little bit more privacy.

exactly.
and dont make up a dmb lie about something missing if its not missing.

Id be very worried about my dog if I were you.
Id hate for an unannounced entry to cause some kind of issue of how your dog reacts and then ends up being deemed a problem and detained.
I think I'd be worried about that more than anything.
Let your landlord know there could be a problem with your dog and strangers if youre not around.

I rent to so I completely understand, but the owners need access from time to time. They may need in to do repairs, upgrades, etc... I went off once when I came home and found them in the apt once but the apt next door had a pipe break and the had entered to make sure the damage was at a minimum. Thats when I found out about the emergency clause. For the most part I have privacy they come in maybe once a year unless I call for them to come repair something.

If you are worried about theft or anything like that either take a camera or video camera and take pictures of where everything is before they start showing the apt.

completely wrong? maybe if we're talking nazi germany 1940. i don't know how it is in california, but in colorado, a tenant can insist his home not be accessed without him present and he is within his rights 100%. no one is denying access, or changing the locks to prevent access. if you read most rental agreements, a landlord can only gain access without permission in an emergency situation or maintenance capacity only. if your rental agreement doesn't state that, have it added. your landlord can't just walk in your house day or night, whenever he wants. this goes for a realtor too. they will try if you don't object. by the way rory, you have the best protection from access without permission. your dog. is he big and loud? :D

here's some info. but it seems to be state specific. this one is for oregon. where do you live rory?

'A final exception is when your rental unit is for sale. Your landlord may want frequent access to the unit to show it to prospective buyers. If the unit is on the market, you may agree to allow access to the landlord without requiring 24 hours notice. You must sign a written agreement that is separate from the rental agreement. You should be compensated in some way for the inconvenience.'

That sucks big time man. Although, that's always an opportunity to leave interesting objects and stuff laying around :lol

You should pose all your collectibles in odd ways, and build a fake shrine to ZZ Top, something really weird

Rory, how much do you like the place? You say that you can't afford to purchase a home right now, but have you considered approaching your landlady to discuss a possible "Lease-Purchase" agreement? This is very common place, especially now when the real estate market is at near all-time lows and people are not buying.

Your history as a good paying tentant should also help.

I know the real reason you don't want people over...

First of all- hahaha I am glad that's not me. I don't even think that could ever be me.

Secondly, yeah I am very worried about my dog. He is a complete sweetheart when he is around people he knows or if we introduce him to strangers but if anyone else dares trespass, he will attack. That is just in a dogs nature sometimes. I would hate for some couple to bring a child and then he/she messes with my dog because it will be all over in this situation. And if I have learned one thing in life it's don't mess with people and their babies!

ANd Irish, I would seek an option as you stated but to be honest, I don't love this place. I am a musician and this is a townhouse- together they can not inherently coexist. I need to be loud so I am seeking to rent an actual home. :rock
