Rory, how much do you like the place? You say that you can't afford to purchase a home right now, but have you considered approaching your landlady to discuss a possible "Lease-Purchase" agreement? This is very common place, especially now when the real estate market is at near all-time lows and people are not buying.

Your history as a good paying tentant should also help.
