Believe me Bodie if I could I would -no doubt. However, I live in a place where a house cost a small fortune and I just graduated college and am going back for my Masters. If only I had the foresight to buy like 7 years ago. There was a boom that just took the houses past a reasonable level and even with the housing market at an all time low, I still couldn't afford to plunk down on a house that isn't in the ghetto.

I hear you... But at least prices are dropping lately.. 2 years things should be looking alot better.. It got way out of hand and should come back to reality.. Timing is everything.. Start saving those pennies and finding ways to up your credit..
 
If you do move out, take a good healthy **** on the floor before you leave.

But be sure to kick in the door and make it look like vandals did it.
 
Secondly, yeah I am very worried about my dog. He is a complete sweetheart when he is around people he knows or if we introduce him to strangers but if anyone else dares trespass, he will attack. That is just in a dogs nature sometimes. I would hate for some couple to bring a child and then he/she messes with my dog because it will be all over in this situation. And if I have learned one thing in life it's don't mess with people and their babies!


I took my dog to Caesar Millan (Dog whisperer) before we had our baby.. He wasnt people aggressive(but hates my neighbor, maybe because I do too and he picked up on that), but very dog aggressive.. Cost a small fortune but was so worth it..

Yeah, I should probably train him even more. he is a smart dog but just very weary around strangers. I won't lie, I kind of like that because it adds a level of security to my home but at the same time I would hate for him to get in trouble because of it. :monkey2
 
Some of the crack houses on Orange Blossom Trail are probably affordable. :lol

rory, do not give a key to the house. INSIST that the only time you will allow access to the house is by appointment with you home. when you rent a house, it's YOUR house for all intents and purposes.

i had a landlord steal some personal stuff one time and since then, have not given permission to anyone to enter my residence alone. if they disrespect you and enter anyway, file a police report and claim an item is missing. they will NEVER do that again, for sure.

That was true in Texas. If you stated so, they landlord could not come in without you present.
 
I am pretty sure they have to give you 24 hours notice before they can just come in your home. Look up landlord/tenant laws on the net.
 
T'is true what people are saying. The law obviously varies from region to region but when it comes to tenancy there are standard rules. One of which is that the landlord/lady cannot enter YOUR home without your consent.

If you have a lease, and pay rent to a person, then that is YOUR home and you alone are responsible for your own contents etc(unless supplied as a furnished property).

The Landlord/lady/realtor are in breach of the tenancy act if they breach these terms and you can sue them. True enough there should be a clause in your lease which allows them to gain access in 'emergency situations' but these have to be legit like a gas/water leak etc, they cannot just turn up on your doorstep and force their way in.If you are paying rent then it is YOUR home.

Obviously Im in the UK so the laws are different, you will need to look it up for your particular state but those terms are generally standard. They have to give you notice and request a time that is also convenient for you, if you dont want them there when you're not in then they are not allowed to enter, if they do and the dog goed for them then thats their problem.

I've lived in many a rented property and have faced several landlords for just turning up wanting to get in. One of them just walked in my flat, alone and started looking about. I almost had him prosecuted.
End of the day, theyr'e not allowed!!

completely wrong? maybe if we're talking nazi germany 1940. i don't know how it is in california, but in colorado, a tenant can insist his home not be accessed without him present and he is within his rights 100%. no one is denying access, or changing the locks to prevent access. if you read most rental agreements, a landlord can only gain access without permission in an emergency situation or maintenance capacity only. if your rental agreement doesn't state that, have it added. your landlord can't just walk in your house day or night, whenever he wants. this goes for a realtor too. they will try if you don't object. by the way rory, you have the best protection from access without permission. your dog. is he big and loud? :D

This is 1000% true. As long as you have a signed lease you still have certain rights as a tenant.

Tylerd is also correct on the laws as well. Most laws about this sort of thing are state specific. My advice is to check out your state website. You should be able to find out what info you need there.

What about the dog? I have heard that you shouldn't SHOULD NOT put up a 'Beware of dog' sign because that means you know the dog is dangerous and can therefore be held liable if the dog bites someone. Typical legal crap. You try to do the right thing by warning people and you get taken to town for doing so.

I would ring the agent and ask who is responsible for bringing someone into your residence if they happen to get bitten. Don't mention he (the dog) is any way dangerous or you may be liable. You know how agents are. They smell a sale and they break rules. So even if you have rights they will have some excuse for entering your dwelling with an interested party. I thought ignorance was no excuse, but you can see how whacky laws can be.
 
Do you have a lease with her or was it a month to month type thing? If there is a lease you can force them to buy you out. It goes both ways if you brake a lease they come after you so if they break the lease you can come after them.

Not only that, but she might be desperate enough to allow you to just take over the payments - a lease to own. She doesn't have to pay realtor fees, and go through the hassle of selling a home in a buyer's market, and you gain the priviledges of homeownership.

Just a thought.
