I think there's some truth to your point about the high expectation of a new Batman film. Even Leto had trouble escaping Ledger's shadow, and he was just an actor playing a role.
Affleck was not just expected to make a good Batman film, instead, it had to be the best Bat film ever. He was going to "save" the DCEU.
That's a lot of pressure for any director, not just Affleck. However, I think the underwhelming reception of BVS and SS should make it easier for any filmmaker to make a Batman film.
I don't think people have high expectations now.
People don't realize that directors are intimidated by the notion of having to top Nolan's legacy. That's going to continue to play a huge role with anyone who dares take on the challenge of making something as memorable and expertly made as TDK.
Affleck and Reeves are dodging expectations from a fan base impossible to please.
At this point, a guy at the level of Fincher would be the best way to go. Mainly because it no longer becomes a question of "Can TDK be topped?" but rather "What will a David Fincher Batman movie be like?".
They need someone big to helm this, bigger than Reeves, like what they're doing with SS2 in recruiting Mel.
